Not many of us think about selling our timeshare when we first buy it, although if you own a timeshare, you were probably told when you purchased it how much money you could make by selling it. Selling timeshare properties is possible and it can help you to achieve a sale by thinking back to what attracted you to the unit in the first place.
Try to break down the things that attracted you to your timeshare at first, or the things that you consider to be selling points. These may include such things as affordability, interior decor and design, the location, the week of the year, and the price.
Price
Most people get prepared for selling timeshares for less than they paid for it, simply to avoid the often high annual maintenance fees that come with timeshare properties. Do some research on properties similar to yours, concentrating on private sales and try to determine the selling price. This will give you some idea of what a realistic price for your timeshare unit might be; the next step is deciding whether you are prepared to sell at that price.
Location
Make a list of all the good things about your unit’s location and what you felt was good about it when you bought it. These pluses may include such things as proximity to a beach, restaurants, shopping, public transport, entertainment, etc.
Affordability
To give yourself a better chance of selling your timeshare, it should be priced realistically; ideally at one to two percent below current average market price. Buyers who are buying from a private owner such as yourself are looking for a better deal than if they purchased from a timeshare company.
Week in the Year
Make a list of any benefits of having a timeshare during that particular week. Are there any festivals or special events on at the time? Even if there is nothing on during that week, the fact that it is a quiet week, perhaps attracting fewer crowds, can be a big selling point to somer buyers.
Furnishings and Decor
Everybody wants to buy a unit that is stylishly and comfortably decorated, and the better your furniture and overall decor, the better your chances of selling your timeshare.
